Land Value Enhancement

Planning permission is not the only way to make land more valuable, and it is rarely the quickest. Buyers price uncertainty into their offers: every question a developer cannot answer becomes a reason to bid lower, or not to bid at all. Removing those questions often costs a fraction of what it recovers.

The work is unglamorous and specific. A missing right of way. A covenant nobody has read since the 1970s. An access that would need land from a neighbour who has never been asked. A drainage question that no one has put to the water authority. We identify what is holding the site back, deal with it, and assemble the evidence into a package a developer can price with confidence.

Title and legal defects resolved.

Covenants, missing rights, unregistered strips and easements dealt with before a buyer discovers them.

Access secured and formalised.

Visibility, widths and rights negotiated with adjoining owners where the site needs them.

The obvious questions answered in advance.

Surveys and reports commissioned so that a developer is not asked to buy an unknown.

A complete site information pack.

Everything a buyer’s solicitor and technical team will ask for, assembled in one place.

How We Work

01
A First Conversation

Tell us about your land: where it is, roughly how large, and anything you know about its history. Everything you share stays confidential, and there is no obligation.

02
A Proper Appraisal

We study the local planning policy, the planning history of your site and its neighbours, the access, services and constraints, and the demand from builders in the area. Then we visit the land in person.

03
A Straight Answer

We tell you what we found, including the problems. If your land has real potential, we explain how much and why. If it does not, we say so, and you will not have spent anything to find out.

04
An Agreement That Suits You

Depending on the site and your plans, we may buy the land outright, or agree to promote it through planning on your behalf. Every agreement is reviewed by your own independent solicitor, and we contribute towards your legal costs.

05
Unlocking the Value

We deal with whatever is holding the land back, whether that is access, drainage, title or planning, and prepare it properly for the developers who will build on it. When the work is done, the sale completes at the terms we agreed.

The Land You Own May Already Be Worth More

Values change when policy changes, and policy has changed a great deal in the last two years. If nobody has looked at your site since, nobody knows what it is worth today.
