Land Appraisal and Feasibility

Before we buy or promote a site, we work out what it can realistically support. The appraisal covers local planning policy, the planning history of the site and of comparable sites nearby, access and highways, utilities and drainage, environmental constraints, title, and the demand from builders active in that area. It ends with a view, not a list of possibilities.

This is the stage that decides everything else, and it is the stage most often skipped. A landowner who has never had an appraisal has no way of knowing whether the price they have been offered is generous or insulting. A developer who buys without one inherits every question that was never asked. We would rather spend the time at the beginning than discover the problem at the end.

Policy and planning history first.

We start with the local plan and with what has already been approved or refused nearby, because that is where the answer usually lies.

Physical and legal constraints together.

Access, drainage, flood risk, ecology, trees and heritage are assessed alongside title, covenants and rights of way.

A realistic capacity, not an optimistic one.

We work out what a local authority would be likely to accept, rather than what would fit on a plan.

A written view you can act on.

You are told what the site could support, what stands in the way, and what it would take to move it forward.

How We Work

01
A First Conversation

Tell us about your land: where it is, roughly how large, and anything you know about its history. Everything you share stays confidential, and there is no obligation.

02
A Proper Appraisal

We study the local planning policy, the planning history of your site and its neighbours, the access, services and constraints, and the demand from builders in the area. Then we visit the land in person.

03
A Straight Answer

We tell you what we found, including the problems. If your land has real potential, we explain how much and why. If it does not, we say so, and you will not have spent anything to find out.

04
An Agreement That Suits You

Depending on the site and your plans, we may buy the land outright, or agree to promote it through planning on your behalf. Every agreement is reviewed by your own independent solicitor, and we contribute towards your legal costs.

05
Unlocking the Value

We deal with whatever is holding the land back, whether that is access, drainage, title or planning, and prepare it properly for the developers who will build on it. When the work is done, the sale completes at the terms we agreed.

The Land You Own May Already Be Worth More

Values change when policy changes, and policy has changed a great deal in the last two years. If nobody has looked at your site since, nobody knows what it is worth today.
