We acquire land and property with development potential throughout the UK, including agricultural land, brownfield sites, surplus commercial premises, garden plots and underused buildings. We consider opportunities both with and without planning permission and can provide landowners with a straightforward, confidential purchasing process.
Before acquiring or promoting a site, we assess its development potential, because this is the stage where value is either found or ruled out. Our appraisal considers local planning policy, previous applications, access, infrastructure, environmental constraints, title, surrounding development and likely market demand, and gives you a clear view of what the land could realistically support.
We manage and coordinate the process of taking promising land through the planning system, on the landowner’s behalf. Working with experienced planning consultants, architects and technical specialists, we bring together feasibility studies, pre-application advice, surveys and planning applications, and keep the process moving until the local authority reaches a decision.
We work in partnership with landowners to unlock the development potential of their land, without them having to sell it first. Depending on the opportunity this may involve a promotion agreement, an option agreement or a conditional purchase; in each case the objective is to secure an appropriate consent and maximise the land’s eventual sale value.
Planning permission is not the only way to improve the marketability of land, and it is rarely the quickest. We resolve title issues, improve access arrangements, establish development feasibility, prepare the supporting reports a buyer will ask for, and package the site so that developers and investors can price it with confidence.
We acquire carefully selected land in areas with proven demand, improve its planning or development position, and then introduce the opportunity to suitable developers, housebuilders and investors. Our approach focuses on creating genuine value by reducing uncertainty, answering the questions a buyer would otherwise discount for, and making each site more commercially viable.
Once a site is ready for the market, we manage its disposal through our network of developers, housebuilders and investors active in that area. We present the opportunity clearly, coordinate enquiries and viewings, keep the legal process moving, and negotiate with the objective of achieving the strongest commercially realistic result.
Tell us about your land: where it is, roughly how large, and anything you know about its history. Everything you share stays confidential, and there is no obligation.
We study the local planning policy, the planning history of your site and its neighbours, the access, services and constraints, and the demand from builders in the area. Then we visit the land in person.
We tell you what we found, including the problems. If your land has real potential, we explain how much and why. If it does not, we say so, and you will not have spent anything to find out.
Depending on the site and your plans, we may buy the land outright, or agree to promote it through planning on your behalf. Every agreement is reviewed by your own independent solicitor, and we contribute towards your legal costs.
We deal with whatever is holding the land back, whether that is access, drainage, title or planning, and prepare it properly for the developers who will build on it. When the work is done, the sale completes at the terms we agreed.
Values change when policy changes, and policy has changed a great deal in the last two years. If nobody has looked at your site since, nobody knows what it is worth today.
