Field Futures is a land company. We buy land with development potential across the UK, take promising sites through the planning system and prepare them for developers and housebuilders.
We work for two people at once: the landowner who wants to know what their land is really worth, and the builder who wants a site they can price with confidence. Both problems have the same answer — someone has to do the work of finding out what the land can support.
An access that was never properly formalised. An old covenant on the title that nobody has read for forty years. A field everyone assumes will never get permission, because nobody has ever tested the assumption. A refusal from 2009 that no one has looked at since, even though the local plan has changed twice.
None of these problems are dramatic. They are simply nobody’s job to solve. The landowner does not have the time, the money or the professional network. The developer will not spend it on a site they do not yet own.
Field Futures takes on that work, and the cost and risk that come with it.
You may have inherited land, or farmed it for years, or bought a site that never went anywhere. We will assess it, explain your options and, where it suits you, buy it.
We prepare sites before they reach the market, so that the obvious questions are already answered. Tell us what you are looking for and we will keep it in mind.
We work with land agents, solicitors, planning consultants and funding partners on individual sites. If you have a site that needs a partner, we would like to hear about it.
We start with a short conversation about your land, then carry out a desk review of the planning policy, history and constraints before visiting the site with you. Once we have done the work, we come back with a clear view of the land’s potential and, where it makes sense, an offer. This usually takes four to six weeks.
Both, depending on the site. Where the potential is clear, we may buy the land outright. Where its value depends on planning permission, we usually agree an option: a binding contract that gives us the right to buy your land at an agreed price once planning is secured, within a set period. We will explain which route suits your land, and why.
No. The price is agreed before anything is signed and written into the agreement, so you know exactly what you will receive at completion.
Nothing to find out. Our appraisal is free and carries no obligation. If we proceed, we cover the planning costs and contribute up to £3,000 plus VAT towards your legal fees. You will need your own solicitor, ideally one experienced in land transactions, and we are happy to recommend one.
An outright purchase can complete in as little as eight to twelve weeks. With an option agreement, most of the time is taken up by planning: we aim to submit an application within four months of signing, and councils usually decide within 8 to 16 weeks, depending on the size of the scheme. Our agreements typically run for 18 months, and we keep you updated at every stage.
We will tell you plainly whether an appeal or a revised application is worth pursuing. If it is not, the agreement comes to an end and the land remains entirely yours, with nothing to pay.
That depends on your circumstances. If you are selling part of the garden or grounds of your main home, you may qualify for Private Residence Relief, which can reduce or remove any Capital Gains Tax. We are not tax advisers, so we always recommend speaking to a specialist before you sign.
Values change when policy changes, and policy has changed a great deal in the last two years. If nobody has looked at your site since, nobody knows what it is worth today.
